Since 2008, having an Energy Performance Certificate (EPC) has been a legal requirement when selling or letting out a property. Commercial property owners planning to sell or lease also need to obtain an EPC. However, there are exemptions for certain cases, such as rented rooms within a house or specific types of listed buildings that cannot be made more energy efficient.
Obtaining an EPC should not incur any charges for buyers or tenants. Sellers, landlords, or their agents are responsible for providing the EPC at no cost. If you require a personal EPC for energy management purposes, you may need to pay for it, with prices varying between £35 and £120.
An EPC displays key information such as the energy efficiency rating of the property, estimated running costs, and a summary of energy-related features. The energy efficiency rating is graded from A to G, with older properties typically falling within the D grade. Landlords must achieve a minimum E grade to comply with efficiency requirements or face penalties.
